The name "HOME/WORK VILLAGE" embodies the desire to reexamine "HOME = life" and "WORK = work," while thinking together about and putting into practice the "HOMEWORK = homework" that remains for society. As a "village within a town" that grows together with the local community, diverse values and lifestyles intersect, and a new social experiment is about to begin.

This facility was launched as part of Setagaya Ward's "Industrial Revitalization Base Creation Project," and is planned and operated by a consortium centered around local players, resulting in not just redevelopment but the reorganization of a "place" that is rooted in the community.

School building: An everyday hub where food and culture, work and study coexist
The first floor of the old school building has been reconfigured as a hub for food and commerce open to the local community. The space is lined with 14 diverse stores, including local restaurants, cafes, craft beer breweries, and household goods stores, creating a bustling "shopping street of co-creation" where you can discover something new with every visit.

This place has a different atmosphere depending on the time of day, with families and local workers enjoying lunch and shopping during the day, and people gathering in the evening to enjoy music and drinks. It is also a "town restaurant" that supports the daily lives of local residents. With experimental functions such as an unmanned store, shared kitchen, pop-up space, and streaming studio, it also functions as a "space for challenges" that expands the possibilities of commerce and expression. Independent store owners and creators have decorated the space with their own style, bringing a warm, human touch to the entire facility.

Upper Floors and Rooftop: A Next-Generation Co-Creation Space for Learning, Working, and Growing
The second floor will house the co-working space "MIDORI.so IKEJIRI" and "Lens," a learning environment for preschoolers through elementary school students. "MIDORI.so" will offer a flexible working environment for entrepreneurs and creators, while also fostering organic connections between tenant companies and users. "Lens" will offer creative educational programs that combine art, design, and technology to stimulate children's curiosity and creativity.

The third floor will be home to a group of small offices for companies and organizations engaged in social business, and an urban vegetable garden called "IKEJIRI ART FARM" will be established on the rooftop. Activities open to local residents are planned as a place to reconsider the relationship between food and nature in the city.

Gymnasium building and plaza: books, the body, and the open sky
A new function will be added to the old gymnasium. The book lounge, created by Takram Japan and Value Books, allows people to quietly enjoy a carefully selected selection of books, creating a space that feels like a fusion of a library and a gallery. A running station and a sports studio will also be installed, providing a place to encourage physical and mental refreshment.

The area, which was once a schoolyard, has been redeveloped into a large plaza, with lawns and plants arranged to create an open-air urban oasis. On weekends, markets, marches, music events and other events will be held here, creating a place where the everyday and the extraordinary intersect.

Design and Operation: A design that is open to the community and the future
The architectural design was handled by Blue Studio, known for its renovations, which made use of the memories of the old school building while revitalizing it into a space that suits modern life. The landscaping was done by Volk Co., Ltd., and the design emphasizes an "open boundary" that gently connects the inside and outside. The logo and signage were designed by Kanazawa Mayuko, visually expressing the flexibility and co-creation embodied throughout the facility.

The facility will be operated by Hobo Kabushiki Gaisha, a new company established by a consortium of six companies, including Odakyu Electric Railway. Local shop owners and creators are involved, and a sustainable management system has been put in place that reflects the voices of the community.

"HOME/WORK VILLAGE," which had been pre-opening in stages since April 2025, finally held its full opening on July 24th. Commemorative events and a market were held on the opening day, marking the official start of a "new normal" for the local community. It is a place where small realizations, conversations, and discoveries can be made in the midst of everyday life.
