The opening date for Toranomon Hills (1-23-1 to 4 Toranomon, Minato-ku, Tokyo), which Mori Building is building as the designated builder, has been set for June 11th. The 52-story, 247-meter-tall Toranomon Hills will utilize the "multi-level road system," a method of constructing buildings above roads, to create a super-high-rise tower built in conjunction with the construction of the Route 2 Loop Road as part of the Tokyo Metropolitan Government's urban redevelopment project. Based on the "Communication Hub" concept, the first to fourth floors will house 24 restaurants and service establishments. The first and second floors will feature a food complex combining a bistro, cafe, and épicerie (scheduled to open in late August), as well as "above GRILL&BAR," a new concept by owner-chef Akira Watanabe, along with international dining and cafes offering Italian and ethnic cuisine. The third floor, "THE 3RD," supports office workers and features a unified 561.98 square meter area with an interior featuring reclaimed wood. In addition to the Third Place Cafe, a fusion of a convenience store and cafe, the building also features hair salon "TRES," shoe repair shop "MISTER MINIT," and a flower shop. The building also boasts SULA NYC TOKYO, the world's first day spa for the New York-based organic skincare brand, as well as a German beer pub. The fourth floor offers a wide range of restaurants, including a Spanish bar, sushi, udon, kushiage (deep-fried skewers), steak, and French bar. Floors 47 to 52 house the Hyatt-affiliated lifestyle hotel, Andaz Tokyo, marking its Japan debut. The main dining venue, Andaz Tavern, is located on the 51st floor, and the 52nd floor features an event space with a rooftop bar and outdoor terrace. The building will collaborate on services with Toranomon Hills Residences, a residential complex with a total of 172 units occupying floors 37 to 46.

The 30 floors from floors 6 to 35 are occupied by offices, with column-free spaces and ceilings 2.8m high. The building also takes business continuity into consideration, with high earthquake resistance provided by three types of vibration control devices and an emergency generator that can supply power to private areas in the event of an emergency, earning it the highest ranking in the CASBEE environmental performance assessment.
