Sumitomo Realty & Development begins redevelopment of the area around Roppongi 1-Chome Station. Building flagship building.

Sumitomo Realty & Development is participating as both a landowner and a participating member in the Roppongi 3-Chome East District Type 1 Urban Redevelopment Project. This flagship project, for which the company has been conducting preparatory work since June of this year, is a large-scale, mixed-use development project on a vast 2.7-hectare site adjacent to Roppongi-Itchome Station on the Tokyo Metro Namboku Line. The project will house three facilities: a 249-meter-tall office building (40 stories), a residential building (27 stories), and a commercial building (3 stories). The total floor area will reach 200,000 square meters. While the east side of Roppongi-Itchome Station has seen urban development projects such as Izumi Garden and Ark Hills, in which Sumitomo Realty & Development is involved, the western side, the construction area for this project, has not been effectively utilized due to its location's large elevation change and aging buildings. Taking advantage of the geographical characteristics of the area, the project will divide the construction area into two blocks, north and south. The south block will house office and residential buildings, while the north block will house commercial buildings. The company will develop comfortable pedestrian routes during the construction of the area. To enhance pedestrian convenience, a new west exit ticket gate will be constructed at Roppongi-Itchome Station, and a subway access corridor will be built connecting Roppongi Street and the station. The development of a plaza is also a key feature. A 1,400-square-meter plaza will be established in the south block, and together with the approximately 750-square-meter subway station plaza, it will serve as a temporary evacuation site in the event of a disaster.

The office building, the core of the redevelopment, will be directly connected to Roppongi-Itchome Station. A flat approach will connect the new west exit ticket gate to the building entrance. Separate elevators will be provided for the low-rise and high-rise blocks, and a shuttle elevator will be available from the third basement floor, where the station ticket gates are located, to the 26th-floor sky lobby, connecting the high-rise block. Another feature is its excellent accessibility, with four stations and four lines available, including the nearest Roppongi-Itchome Station. The standard office floor has a rentable area of approximately 1,000 tsubo (approx. 3,300 m2). The interior is a regular, pillar-free, uninhabited space, boasting high layout flexibility. From the perspective of BCP (Business Continuity Plan), the building also incorporates the latest equipment, including a seismic isolation and vibration control structure, a dual-line power receiving system, and an emergency power generator. Completion is scheduled for March 2016. The area, which was once home to the Roppongi Prince Hotel and IBM Japan headquarters, will undergo a major transformation, being reborn as a new town.
